The tax rate for 2022-2023 fiscal year is $10.95/per $1000 & that is 100% assessment. On new construction your taxes are an estimate on your total purchase price. There is also an annual Union Fire District tax which is 0.87/per $1000.
The monthly fee is $340/month effective 8/1/23. The monthly fee includes your access to the onsite pools, fitness center, and community center amenities. It includes snow removal/plowing, trash pickup, sprinklers/irrigation of lawns, grass cutting, maintenance of mulch beds, maintenance/service of septic systems. Plantings in mulched areas are maintained by individual homeowners.
Limited Common Elements are those that are reserved for the exclusive use of your “Unit”. They include the land that your home is on, and the area immediately surrounding the home, including the driveway and maintained lawn and plantings according to your plot map. Although reserved for your use, there are still rules and regulations that apply to the use of this area.
The Condominium Association documents allow for up to two cats and up to two dogs. A dog cannot exceed 35lbs in weight. Fences of any kind are prohibited. All dogs must be on a leash and each homeowner is responsible for picking up after their pet.
Our home plans include full basements with interior and exterior access. The Nantucket plan is built with access from within the home only but adding an exterior bulkhead access is an option.
The standard deck is 10×12 and located off the kitchen/dining area. You can choose as an option to extend the length of the deck. You can also have multiple deck locations. However, the home plan & lot size may play a factor.

You start with selecting the lot that you want to reserve & the home plan you want to build. The  reservation deposit is a refundable $5000 and is good for 30 days. Preapproval for a mortgage  and/or proof of funds for the purchase of your new home is required at the time of signing  the reservation. 

At the time of reservation, we will provide a copy of the recorded Condominium Association documents. Within the 30 days of the reservation period, our Sales & Design team will schedule  a series of meeting times with you to select your interior/exterior colors & finishes. Once you  have completed the selection process, we will sign the Purchase & Sale Agreement. The deposit due at signing the Purchase & Sales Agreement is 10% of your total purchase price less the $5000 reservation deposit. The balance will be due at the time of closing on your home.
