South Shore Village Golf Club
The South Shore Village and Country Club golf course, designed by Ronald Stuart Cutlip, Golf Course Architect, will be routed and artistically sculptured in a “Links” style championship experience. The golf course routing gracefully unfolds through the site taking advantage of the natural contours, wetlands, and elevation changes. The course starts out as a park land/woodland course and then evolves into a links style course as you near the club house. This nine-hole (3,407 yards par 35) layout can play a regulation 18 holes (6,814 yards par 70) championship course by playing two rounds. Each round could be played from a different tee location.
The site selected for the South Shore Village and Country Club golf course has many phenomenal ingredients; sandy loam soils, pine forests and the slightly rolling contours of a classic Donald Ross course. These sandy loam soils are excellent for turf quality and drainage. The natural topography has a nice undulating roll which is ideal for fairway construction, visual interest, and playability. Ron’s signature style derives from his desire to accentuate the existing natural terrain while maintaining a premier golf experience.
Course Features
- Greens will have bent grass, providing the members with a championship putting surface.
- Bunkers will fill with white sugar sand providing contrast to the existing sandy soils in the rough areas. These bunkers will be placed in strategic locations on the fairway and along the green complexes.
- Tees and fairways will have some of Rhode Island’s finest golf turf, short cut blue grass while the roughs will be a fescue mix in the existing sandy soils. The bluegrass fairways meander through the site, unfolding and spilling over the natural terrain creating an opportunity for the golfer to think before they make the shot. The bluegrass multiple tee locations are elevated and strategically placed on each golf hole to enhance and challenge your club selection.
- The fescue roughs will be mowed to different heights getting progressively higher as they cover the mounds.
- The practice range at the club will feature a driving range over the clubhouse lake with multiple tee locations, a practice putting green, and a practice bunker with a chipping green.
- Greens, tees, fairways, and bunkers will be constructed in accordance with the USGA (United States Golf Association) specifications.

Frequently Asked Questions at South Shore Golf Club - As of 7/15/23
The course is currently being grown in and will hopefully have a “soft opening” later this fall- September/October for limited play including the driving range. The proposed golf course Clubhouse and related facilities will be reviewed at the next Zoning Board Meeting with South Kingstown in August. Our Grand Opening is currently being forecasted for May 2024.
The Community Association will own the property and the improvement of the golf course on that property. The developer, Envine LLC., is currently completing its obligation to complete the golf course and make it available for its intended use. The monthly condominium fees paid to SSV does not support the current golf operation.
The current structure of the management is to have a “not-for-profit company” be formed that will manage the professional golf management company, Momentum Golf. The golf management company has over 45 years of experience in the golf industry from golf management, construction, maintenance, and operations. The golf management company will report directly to the Board of Directors on the Non-Profit that will oversee the day-to-day operations of the golf course via an extensive management directive.
The proposal fee structure has been developed in cooperation with the Golf Committee made up of Residents who have donated their time and interest in making the golf course the best that it can be. The Developer, Envine LLC., has significantly contributed to the final outcome of the course to make it a world class 9-hole golf course with an experience for all ranges of players. The final fee structure will allow residents to pay for a reduced fee based upon market comparisons and have access to tee times in advance of others.
Golf carts are allowed to be owned and used on the property. The final fee structure will be determined prior to opening in 2024 for a “trail fee” and use limitations on approved personal golf carts on the course. There is currently a gravel trail around the property that allows for passage that brings you to the golf course. While on the course, there is a “partial path” system that has a curb or berm near the tees and greens with asphalt paving. Also, during the initial phases of grow in of the course, we ask that you do not enter the golf course due to the application of fertilizers and other chemicals to avoid any potential exposure.
Development of the final fee schedule will be formulated later in the year prior to opening. Thoughts and consideration for residents is being contemplated.
Yes, we are planning on having Residents being given preferred tee times two (2) weeks in advance.
At this time, the golf course is being forecasted as a “net positive” operation based on the proformas and market conditions. Golf has enjoyed a steady increase in play over the past 3 years. Additionally, we are targeting a more mature audience to play the course since it is located within a 55 plus community. Historically, these players have the free time and resources to enjoy many rounds of golf including having their friends and family join them as well. With the addition of the driving range, we feel that the operation will be well visited and enjoyed by many people. The potential for a future loss or positive operational income paid to the Association by the Non-Profit company is a possibility. Since the golf course will be a “non-profit” operation, the proceeds will be divided amongst the two charitable organizations of: St. Jude Children’s Hospital and South County Hospital located nearby. The balance of the operational income will be applied to the Community Association for future capital improvements to the Community and a portion of the net residual proceeds, a paid incentive to the Golf Management Company based upon performance.
